Marketing Your Listing with Professional Home Measurement and Floorplan

Professional measurements support your square footage numbers disclosed in your MLS listing AND provide a superb marketing tool that can be uploaded to MLS, Zillow, your personal marketing webs sites and virtual tourbs.

Studies show that having a visual floor plan can increase buyer interest by 30%. It can be difficult for the average person to visualize a floor plan based on photography and descriptions alone. Make your listing stand out from the crowd with a floor plan of a buyer’s potential new home.

Floor plans give potential buyers a knowledge of how spaces relate to each other, where furniture might fit, and really allows someone to walk through the space before deciding to view a property, and in many cases, encouraging them to view the property they might not have otherwise considered.

Online ordering with Gray Scale Services is easy for your next home measure.  Alexis will be in touch quickly to secure the best time to visit the property for you.

How We Measure Your Listing or Home

All our measurements are taken in accordance with the Residential Square Footage Guidelines issued by the North Carolina Real Estate Commission. Measurements are based on the area within the allowed perimeter of the home or condo and do not include decks, patios, garages, “open to below” areas, and areas with floor to ceiling heights below five feet. We stay up-to-date with the guidelines so that you can be assured that the product you are receiving is accurate.

We can show decks, patios, garages and more however these items are shown as unheated square footage.

Measurements are taken by hand using a laser measure and immediately input into computer software for precise accuracy on site. All square footage is also calculated in the software so that there is no need to calculate the spaces by hand. Our service is about giving you peace of mind as an agent knowing that the measurements you receive are the most accurate that you can have.

We appreciate the opportunity to earn your business.  Call Alexis Gray personally at Grayscale Services or arrange your next Charlotte area measurement on this website online.

Good To Know — NC Real Estate Commission Measuring Requirements

From the NC Real Estate Commission and their Residential Square Footage Guidelines for us ….

Some sources of square footage information are by their very nature unreliable. For example, an agent should not rely on square footage information determined by the property owner or included in property tax records. An agent should also not rely on square footage information included in a listing, appraisal report or survey prepared in connection with an earlier transaction.  In order to ensure accuracy of the square footage they report, even experienced agents may wish to rely upon a competent state-licensed or state-certified appraiser or another agent with greater expertise in determining square footage.

Real estate agents are expected to be able to accurately calculate the square footage of most dwellings. When reporting square footage, whether to a party to a real estate transaction, another real estate agent, or others, a real estate agent is expected to provide accurate square footage information that was compiled using these guidelines or comparable standards.”

Why Is Home Measuring Important Anyway?

Real estate agents are responsible to attest to the square footage numbers they represent to buyers in MLS and in other advertising media. Most realtors do not want the liability or work involved to measure the home themselves. Tax records are vulnerable to being incorrect. The penalty for misrepresenting square footage can be stiff.

For sellers, you want the most you can derive from your asset, your real estate investment
Buyers want and need to know what they are paying for. Pricing today rides on dollars per square foot often as a benchmark. Buyers also LOVE floor plans they can play with in their spare hours determining where furnishings will be placed, etc.

If a home in the Charlotte area appraises for an average of $125 per heated square foot on a 1200 s.f home and there is a mistake of 50 square feet represented, that equates to $3,750. No one wants that kind of mistake to deal with. Much easier to be sure.  Call Alexis Gray today at Grayscale Services for your next Charlotte area home measurement.
